One of the most frequent questions asked of the Modular Home Manufacturer is: "Are there custom modular home plans available or can I custom design my own modular home plans to suit my personal desires and requirements?"

Modular Home PlansYES. Most modular companies allow the customer complete design flexibility. But remember, every manufacturer is different. Engineering capabilities and product specifications will vary from company to company.

THE INTERVIEW. Usually the custom designed modular home plans begins with an interview with the customers regarding their needs and budget in addition to reviewing examples of existing modular home plans to understand more of the customers tastes and desires. Considering any site restrictions or limitations, the company will create a variety of styles for the customer to consider. When the customer selects a style, interior and exterior fixtures and finishes will be selected and pricing will be figured in. At this point, payment is secured by the company that cover design time, technical drawings and administration costs.

THE PLANS. The technical drawings, both construction drawings and shop drawings, should be of the highest detail so the contractor can bid, build and secure building permits properly. These detailed modular home plans will also be used by the factory to complete it's job without flaws. The more detailed and specific these plans are the less likely you will be to incur huge cost overruns and delays do to misunderstandings between you, the contractor or the factory concerning your original design specifications. Clearly written plans and shop drawings with the most detail are your only protection and insurance that everyone knows their "Scope of Work" and "Costs" related to your project, avoiding most of the headaches, delays, confusion and misunderstandings between all concerned.

MANAGEMENT. Whoever is managing your project, ether the architect or the construction management team will help with any last minute details. Once a manufacturer is selected, every last detail is carefully checked for flaws including all drawings. This is the final step before manufacturing. If there are mistakes or changes at all THEY MUST BE DEALT WITH NOW.

OVERSEEING THE PROGRESS. A good construction management company or architect will oversee and inspect your project to insure smooth progress and check the accuracy of the different phases of construction and act in your behalf should any problems or disputes arise.
